Consider your options when pricing a home to sell

The list price is when a home goes on the market, and the amount the property actually fetches is the sales price. You should consider both the list and sales prices of similar, recently sold properties in an area when setting a price for your own residence.

A noisy area can reduce the value of a property, but does not necessarily need to be reflected in the list price. Market value is based on many factors; size, appearance of the lot, neighborhood's quality, home's condition and features, comparable sales prices, and the current market climate.

A pre-inspection for repairs should be conducted to ensure that an appropriate price is made. If you choose to sell a home "as is", you will reduce the sales price.

 

Going to great lengths for a home inspection 

Many factors impact the length of a home inspection; size and complexity of the house, and experience and thoroughness of the inspector. Experienced inspectors complete the process more quickly. Overall, it takes about two to three hours to inspect an average 2,000-square-foot single-family.

Repairs or improvements made by unqualified persons take longer to examine making the inspection longer.
